What this service covers and when to book
An EICR costs from £99+VAT for a studio flat, £130+VAT for a 1-3 bedroom home, £180+VAT for a 4-5 bedroom property, and £210+VAT for a 6 bedroom property. The price is set by the number of circuits in the installation rather than by floor area, which is why a large open-plan flat can cost less to inspect than a small older house that has had circuits added over the years. Larger homes, HMOs and commercial premises are quoted individually, because circuit counts vary too much for a single published figure to be honest.
Those are our fixed prices across Nottingham and the East Midlands. The figure you are quoted is the figure you pay. The inspection price does not change if the report comes back unsatisfactory, and any remedial work found is quoted separately, so you are free to have it done by someone else.
An EICR is also called an electrical safety certificate, a periodic inspection report, or a landlord electrical certificate. They are the same document: a formal assessment of the condition of a fixed electrical installation, carried out against BS 7671, the national wiring regulations. It covers the consumer unit, the fixed wiring, sockets, switches and light fittings, earthing and bonding, and the protective devices that are supposed to disconnect a circuit when something goes wrong. It does not cover portable appliances, which are tested separately under PAT.
Every circuit is tested individually, which is the single biggest factor in what an inspection costs. Access matters too. A consumer unit blocked by a cupboard, or a loft that has been boarded over, adds time. Older installations often carry circuits added over decades that were never recorded, so there is more to trace.
The report records observations using four codes. C1 means danger is present and there is an immediate risk of injury. C2 means potentially dangerous. C3 is an improvement recommendation and does not make a report unsatisfactory on its own. FI means further investigation is required. A report is classed as unsatisfactory if it contains any C1, C2 or FI observation, and the remedial work needed to make it satisfactory is quoted separately from the inspection fee.
